- Design-Build is a contractual arrangement wherein
Clark & Sullivan provides both the design
and construction. This arrangement allows the
owner to have a single point of responsibility
from preconstruction through completion of the
project.
- Design-Assist
- In a Design-Assist contract, the owner contracts
the design from architectural and engineering
firms directly. Clark & Sullivan assists during
the preconstruction and construction phases by
providing scope and cost analysis, constructability
reviews, and budget estimates. Clark & Sullivan
manages the construction phase at the conclusion
of preconstruction.
- CM-at-Risk
- In a CM at Risk contract, the owner contracts
the design from architectural and engineering
firms directly as Clark & Sullivan assists
during the preconstruction and construction phases
by providing scope and cost analysis, constructability
reviews, and budget estimates. Clark & Sullivan
manages the construction phase at the conclusion
of preconstruction.
- Lease-Lease Back
- Lease-Lease Back is a creative contractual
arrangement allowing the owner more flexibility,
financing options and a single point of responsibility
for development. Clark & Sullivan assists
during the preconstruction and construction phases
by providing cost saving alternatives, constructability
reviews and budget estimates. Clark & Sullivan
manages the construction phase at the conclusion
of preconstruction.
- Construction Management
- Construction Management is the practice of
professional management applied to the planning,
design and construction of projects from inception
to completion for the purpose of controlling time,
scope, cost and quality.
- Design-Bid-Build
- Design-Bid-Build is the conventional process
wherein the owner contracts for the design directly.
Once the design is finalized the project is bid,
allowing several contractors to submit bids for
construction of the project. The lowest bid submitted
by a qualified contractor is awarded the construction
contract. This process requires the owner to contract
independently for design and construction and
may require the owner to facilitate any disputes.
